POLICIES AND PROCEDURES

 

CHECK IN/CHECK OUT:

 

Check-in time is after 3:00PM and Check-out is 10:00AM.  

 

An early check-in can be coordinated if available for a fee of $200.00.  A late check-out fee is one full night's rental at the

published seasonal nightly rate.

Sorry, No Check-ins or Check-outs will be scheduled on Thanksgiving Day, Christmas Day or New Year's Day.

$100 will be charged for any key or sets of keys not returned to the lock box or inside the property.  $250 will be charged for any garage remotes and/or security gate swipe cards that are not returned upon check-out. Please double check your rental car for any house keys, garage door remotes or security access cards before departing your vacation rental property.

OCCUPANCY:

​

By City Ordinance, occupancy may not exceed 2 persons per bedroom.  Maximum occupancy includes infants and children.

Extra rollaway beds, inflatable mattresses, sleeping bags and the like are prohibited unless authorized in advance by Sand and Sea Properties.

NON-SMOKING:

​

All properties are non-smoking and include e-cigarettes or vaping.  At the discretion of Sand and Sea Properties, if there is reason to believe that the smoking policy has been violated, a $250 fee will be charged to the guest's credit card on file.  The vacation rental property including the patio, balcony and portal will be carefully inspected following your departure and if there is any evidence that smoking has occurred, a $250 fee will be charged to guest's credit card (which would be in addition to any amount charged for damage to the vacation rental property, addressed below in Security Damage Waiver Fees / Credit Card Voucher / Damage and Pet Deposit).  

 

TERMS OF PAYMENT:

A 50% deposit is required at the time the reservation is confirmed and will be applied to the total amount due.  The final payment is due 60 days before your arrival.  All monies paid are non-refundable 60 days before arrival.  The final payment will be billed to your credit card unless other payment arrangements have been made.

 

We accept VISA, MASTERCARD, AMERICAN EXPRESS.

 

CANCELLATION POLICY:

​

If you cancel your occupancy more than 60 days before the lease term begins, your rent deposit will be refunded, less a handling fee in the amount of 10% of the gross lease amount.  Your refund will be made within 30 days of the cancellation written notice.  If you cancel within 60 days of your arrival date, you will receive no refund unless Sand and Sea Properties is able to re-book the house for the same time period at the same rate.  In that instance, you will be refunded 75%.  No refunds or discounts for inclement weather, flight/travel delays, sickness or health crises, a death of a family member or friend, or personal emergencies.  

 

We are not able to refund any portion of your rent if you decide to vacate your vacation rental property prior to your originally scheduled check-out date.  

 

PROPERTY PROTECTION FEE  / SECURITY DEPOSIT / DAMAGE / LOST OR STOLEN PROPERTY / PET DAMAGE:

Prior to arrival, guests are required to pay the Property Protection Fee ranging from $59-$99 as a security fee to cover all damages up to $1,000.00 incurred at the vacation rental property such as breakage or damage to the appliances, furnishings, fixtures or the property itself.  For damages over $1,000.00, the guest will be charged for the difference of $1,000.00 and the actual cost of the damage to restore the property to its original condition.  The cost difference will be charged to the guest's credit card on file.  The PROPERTY PROTECTION FEE is also used for the purpose of covering the replacement cost of any owner's stolen, lost or missing personal property as a result of the occupancy by a guest.  The PROPERTY PROTECTION FEE also applies to non approved pets.

In addition, many of our properties also require a refundable SECURITY DEPOSIT ranging from $2,000 to one month's rent.  Please call Sand and Sea Properties for details.

 

HOUSEKEEPING / CLEANING:

​

All guests are expected to maintain the property in reasonable condition during their stay.  If the property is left in such a condition that requires more cleaning than usual and customary, an additional fee will be charged to your credit card.  Should your occupancy be 7 days or longer, you will be required to have the house cleaned at least once per week at the guest's expense and cleaned by a Sand and Sea Properties staff housekeeper.

Sand and Sea Properties reserves the right to have the final say in what is usual and customary.

PETS:

​

Pets are not allowed in our vacation rental properties.  Pets that occupy a property must be approved by the property’s owner.  Non approved pets are subject to the Property Protection Fees / Security Deposit / Damage / Lost or Stolen Property / Pet Damage Policy above.

RIGHT OF ENTRY:

​

Guest acknowledges and agrees that Sand and Sea Properties may enter the vacation rental property at any time to investigate disturbances, check occupancy, inspect for damages and make repairs, as Sand and Sea Properties deem necessary.

APPLICABLE LAW / CONDUCT:

​

Guests hereby agrees that all occupants/invitees at the vacation rental property will adhere to all applicable city and state laws including without limit the Laguna Beach Municipal Code Chapter 25.23 (Short Term Lodging) and Newport Beach Municipal Code 5.95.020.  No drinking of alcoholic beverage by persons under the age of 21 is allowed on the property.  Use of property shall not be permitted such as to disturb or offend neighbors or residents.  Parties are not permitted at the property unless pre approved by Sand and Sea Properties.  Guests also agree to adhere to any rules or instructions posted in writing at the vacation rental property.  In the event of a breach of the foregoing, Sand and Sea Properties reserves the right to demand that the guest immediately vacate the property, resulting in a forfeiture of all amounts paid to date by the guest.  Guest hereby acknowledges that the occupancy of the vacation rental property by guest does not create a landlord-tenant relationship between guest and Sand and Sea Properties.
